Estimate only, using the 2025 rates and exemptions published by the Bexar County Tax Assessor-Collector. Your bill can differ: it doesn’t include a tax ceiling (65 and older or disabled), partial-year exemptions, or penalties. 2026 rates are added when the county publishes them.
How San Antonio Property Tax Is Calculated
Every taxing unit on your bill applies its own rate to your value after its own exemptions. Rates are stated per $100 of value. The calculator does this for each unit, then adds them up.
Inside the city, that usually means the City of San Antonio, Bexar County, your school district, Alamo Colleges District, University Health, and the San Antonio River Authority. Your school district is usually the largest line.
The Rate Is Set. The Value Isn’t.
You can’t change the rate. You can make sure every exemption you qualify for is on your account, and you can protest the value every year. Value is where most of the savings are.
San Antonio Property Tax FAQs
What is the 10 percent property tax rule in San Antonio?
It’s the Texas homestead cap. A homestead’s appraised value can’t rise more than 10% a year, plus the value of any new improvements. It doesn’t apply to rentals or commercial property.
How can I pay less property taxes in San Antonio?
Make sure every exemption you qualify for is on your account, and protest the value every year. The rate isn’t protested. The value is.
What is the average property tax rate in San Antonio?
There’s no single rate. Your combined rate depends on every unit your property sits in, and mostly on your school district. Choose yours in the calculator above to see the combined rate for your address.
What property tax exemptions are available to San Antonio homeowners?
A $140,000 homestead exemption from school district taxes; another $60,000 if you’re 65 or older or disabled, plus a ceiling on future school taxes; partial or full exemptions for disabled veterans; and any homestead exemptions the city, county, and other units add on top.
How often are property taxes assessed in San Antonio?
Every year. Bexar Central Appraisal District values every property as of January 1, and notices go out in the spring.
What is the deadline to protest my San Antonio property tax value?
May 15, or 30 days after the notice is mailed, whichever is later.
How is my property’s taxable value determined in San Antonio?
Bexar Central Appraisal District sets the market value as of January 1. For a homestead, the appraised value can be lower because of the 10% cap. Each taxing unit then subtracts its own exemptions to get its taxable value.
Do I have to apply for the homestead or other exemptions?
Yes, once. Exemptions are filed with the Bexar Central Appraisal District, and filing is free. Once granted, the homestead exemption stays in place until you move.
What happens if I miss the tax payment deadline in San Antonio?
Taxes are due January 31. Starting February 1, penalty and interest add 7%, rising to 18% by July, and collection fees can add up to 20% more.
Can property taxes in San Antonio change even if the tax rate stays the same?
Yes. Because the value went up, the cap reset after a purchase, or an exemption dropped off. Check your notice for all three.
Where does my property tax money go?
To the taxing units on your bill: your school district, usually the largest share, plus the city, Bexar County, and units like University Health, Alamo Colleges District, and the San Antonio River Authority. The Bexar County Tax Assessor-Collector collects for all of them.
