Protesting Property Taxes in Seguin, Schertz, and Cibolo

Guadalupe County sits between San Antonio and New Braunfels, and its western half grows with both.

Self storage.

Facilities along the growth corridors around Schertz, Cibolo, and Seguin. Occupancy, in-place rents against street rates, concessions, and operating expenses decide the value, and the district’s model rarely reflects how a facility actually performs.

Industrial and distribution.

Manufacturing and warehouse property around Seguin and along I-10 and I-35. Age, clear height, dock access, and functional obsolescence separate an older building from newer product. The district’s value often doesn’t.

Schertz and Cibolo.

Suburban subdivisions and a large rental market close to Randolph and San Antonio. New homes, builder sales, and rentals without the homestead cap drive most of the residential protests here.

Seguin and the eastern county.

Established homes, small commercial property, and rural acreage. Condition and cost-based values are where most of these cases are won.

County lines.

Schertz spreads across Guadalupe, Bexar, and Comal counties, and part of New Braunfels is in Guadalupe. Which district values your property depends on the parcel, not the city name. We protest in all three.

How Guadalupe protests run.

Guadalupe is a smaller district with a strong informal process. Its appraisers look closely at the evidence, and very few of our cases need a formal hearing. In a district this size, a long working relationship and a reputation for honest evidence count for a lot.

How to Protest Property Taxes in Guadalupe County

Every protest follows the same path. Here is how it runs with the Guadalupe Appraisal District.

Read your notice.

The Guadalupe Appraisal District values your property as of January 1 and mails notices of appraised value in the spring. The notice shows the value you’re protesting and your deadline.

File by the deadline.

May 15, or 30 days after the notice is mailed, whichever is later. A protest filed on time keeps every later option open.

Get the district’s evidence.

You’re entitled to see the evidence the district will use before your hearing. It shows how the district reached its number and where to challenge it.

Meet with the district’s appraiser.

Most protests start with an informal meeting with a Guadalupe Appraisal District appraiser. Many settle here.

Go before the Guadalupe Appraisal Review Board.

If the informal meeting doesn’t resolve it, a panel of local residents hears the protest and issues a written order.

Appeal further if needed.

Within 60 days of receiving the order, you can request binding arbitration or file suit in district court.

Or sign up, and we handle every step, every year. You don’t have to attend.
